2025 Property Value Notices Arriving This Week

Beginning today, over 390,000 Bexar County property owners will receive their 2025 Notices of Appraised Value from the Bexar Appraisal District (BCAD). However, this year’s mailing is about 174,000 fewer notices than those sent in 2024.
The overall increase in property values is modest, with a county-wide average of just over 2%, reflecting a steady but subdued real estate market. With average sales price and volume showing a slight decrease from the prior year, the overall county-wide increase for residential property is just over 2%. According to BCAD, about 1.5% of the increase comes from new construction, while most neighborhoods showed flat values or mild appreciation.
With fewer appraisal notices being mailed this year, Chief Appraiser Rogelio Sandoval reminds property owners, “You still have the right to review and protest your property’s value, even if you don’t receive a notice. We encourage all property owners to check their values online or call our office.”
The deadline for filing a protest is May 15. Protests can be submitted conveniently through the Online Services Portal or by mail. Navigate to the Online Services tab at www.bcad.org for more information about filing online.
BCAD is responsible for appraising over 774,000 properties across Bexar County in accordance with Section 23.01 of the Texas Property Tax Code.
