A CCJ that's been satisfied but is still sitting on the file. A high street decision engine reads the first line of that and stops. A lender who underwrites properly reads the whole thing, and quite often reaches a different answer on exactly the same file. I can't promise anyone a yes before we've looked at the detail. What I can promise is a straight answer, quickly, and that it goes to every lender on the panel before I tell you it can't be done. If you've been declined, what reason were you actually given?
